More Homes, Fewer Buyers: Why Late Summer Could Reward Prepared Buyers

While some buyers are taking a summer break, prepared buyers may be gaining access to more choices and more motivated sellers.

The housing market commonly slows as summer moves toward August. Families take vacations, school calendars become a priority and some buyers postpone their plans until fall.

This year’s slowdown appears stronger because mortgage rates and affordability concerns are also reducing activity.

Pending sales recently fell to their lowest level in more than three months, while home-touring and online-search activity declined from the previous year.

Mortgage application activity has also been sensitive to higher rates. The recent pattern reinforces the basic reality that borrowing costs influence how many buyers actively compete for homes.

Why less activity may help serious buyers

A slower market can create opportunities to:

Revisit homes that were previously overlooked Evaluate listings with recent price reductions Request seller-paid closing costs Negotiate inspection findings Compare similar properties before making an offer Avoid emotional bidding decisions

Nationally, a meaningful share of listings has received price reductions, while increased inventory has given buyers additional choices in several markets.

The most attractive, correctly priced homes may still sell quickly. However, buyers no longer need to assume every property will receive ten offers within the first weekend.

Inventory can rise when rates remain elevated

When financing costs remain high, some listings take longer to sell. New homes enter the market while existing inventory remains available, increasing the number of choices buyers can evaluate.

But more inventory does not necessarily guarantee a broad price collapse.

Denver’s recent market reports indicate relatively steady pricing and a balanced environment. Inventory has improved, but desirable homes in good condition can still attract attention.

That is why buyers should focus on individual opportunities rather than waiting for every home in the market to become dramatically cheaper.
