Ask the better question: “Is this the lowest rate I will ever get?”

“Can I comfortably afford the home, negotiate favorable terms and create a plan to refinance later if rates improve?”

Note that you cannot renegotiate yesterday’s purchase price after closing. But in many cases, you may be able to refinance an existing mortgage if market rates decline and refinancing provides a meaningful financial benefit.
